Dear Renaissance Residents,
We hope this letter finds you well.
As part of our commitment to keeping our community informed, we’d like to provide a brief update on the role of the Renaissance Community Development District (CDD) and clarify some important information regarding its responsibilities and current matters affecting our community.
The Renaissance CDD is a special-purpose government entity responsible for maintaining approximately 160 acres of protected preserves and our comprehensive storm water management system, including the lakes, fountains, aerators, and drainage infrastructure. These features are vital to protecting our property, enhancing our environment, and sustaining our community’s quality of life.
Each year, the CDD levies an assessment on properties within Renaissance, which appears on your annual Lee County property tax bill. This assessment covers two main components: (1) the costs associated with maintaining shared infrastructure and (2) the repayment of bonds issued for capital improvements. These assessments are based on detailed evaluations conducted by independent experts to ensure fairness.
We understand there may be questions regarding the ongoing litigation between Concert and the CDD concerning the assessment level applied to the golf course and associated properties. While the matter is being addressed through the appropriate legal channels and we cannot comment on specifics, please be assured that the assessment was made following standard procedures and independent analysis. The CDD remains confident in its position and is committed to protecting the interests of the broader Renaissance community.
Additionally, we remind all residents that a Lake Maintenance Easement (LME) of approximately 20 feet surrounds each lake. This easement is critical for erosion control and routine maintenance. Please refrain from placing any structures (such as fences or patios) or modifying vegetation within this area. If you are planning any work near a lake, we encourage you to contact a CDD Supervisor first to ensure compliance.
